Polarisation continues at both a regional and market level in Europe the Middle East and Africa. Corporate Occupiers remain cautious, particularly in those markets more heavily impacted by negative macroeconomic fundamentals, with lease events the main catalyst for portfolio change.
While activity remains below long term averages, improving sentiment is driving activity in select emerging and even some established occupier markets, with more positive growth outlooks. Supply conditions and costs are also diverging.
CRE teams are increasingly faced with the prospect of balancing requirements for productive, high quality real estate in markets where development has been frozen, and appropriate options are thin.
