The publication Portugal Market Pulse analyses the performance of the office, retail, investment and residential markets, as well as the main trends in the real estate industry.

For the first nine months of the year the market has been keeping the positive trend seen in recent years in all sectors, although at a slower pace. Some sectors, such as investment, may not exceed the levels of 2018, since this was a year of historic records. However, the activity remains dynamic and with demand levels well above supply.

The growth in office space remains limited due to the lack of quality offer whereas in Retail we can see some emerging areas becoming relevant with new players joining the market. With regard to Investment, the office class has concentrated the majority of the activity in the first nine months of the year, but we are starting to witness an increased growth in the alternative asset class.

The residential market continues to mature and the price level is slowing down due to the increasing supply outside the prime area, with the national buyer being the main market.
